Different Century OneWorld Seraya plot sizes are available to accommodate a variety of villa-building profiles. The 25-acre Phase 3 lot includes some 100 plots in all, with the mix of sizes tailored to the absorption demand patterns seen in Phase 1 and Phase 2. The development flexibility is the same across the full spectrum as the BIAAPA approved setbacks, FAR and zoning permissions are the same for each of the Century OneWorld Seraya plot sizing possibilities.

The 1,500 sft (30×50) choice in the collection of Century OneWorld Seraya plots is the preferred layout for modest 3-BHK villa structures with garden. 2,400 sft (40×60) is the premium option for large 4-BHK construction with pool and garden. Century OneWorld Seraya corner plots have a smaller, more curated inventory. They are situated at corners of roads and the margins of parks, and are sold at a premium above the ordinary plot value.

Smallest Century OneWorld Seraya villas plot sizes. Number is extremely limited. The plot size is normally 20’x60’ or similar with BIAAPA authorized setbacks, giving an effective buildable area suitable for a 3 BHK villa with light landscaping. Great for first time villa buyers or single occupancy or small family.

  • Setbacks: 3-ft front, 2-ft side, 2-ft rear (BIAAPA-permitted minima)

Special / Odd-Sized Corner & Park-Facing Plots

The special inventory pool comprises park-facing spots and Century OneWorld Seraya corner plots. Sizes vary, as plot borders follow road intersections, park edges or other elements of the landscape. Premiums beyond ordinary pricing are typically 8-15% depending on the position. The plots are allotted on priority basis at the time of submission of EOI.

BIAAPA Setbacks, FAR & Construction Envelope

Every plot has the same construction envelope that is permissible within BIAAPA. Setbacks are BIAAPA minimum standards, 3’ front, 2’ side, 2’ rear. Buyers are permitted to design with wider setbacks for landscape desire. Zoning regulations of the township as per BIAAPA are as follows: FAR approvals. Practical implication is G+2 villa development irrespective of land sizes with rooftop terrace allowed within plan limitations. It is the obligation of the buyer to get the villa approved for construction, which would be done through BIAAPA / local panchayat channels after the land conveyance.

Plot Allocation Process

Phase 3 Plot allocation is on the basis of priority number. Buyers that file EOI early get lower priority numbers. Once the formal launch begins, allotment of land will be made in the sequence of priority numbers. Buyers can select from available inventory in their priority slot. Overall, Phase 1 and Phase 2 buyers tend to benefit from this allocation. The EOI for the Century OneWorld Seraya plot dimensions request list is non-binding and buyers may change their preference at allocation time, subject to availability.
