The civic infrastructure is designed as per the layout standards of BIAAPA authorized vide Phase 2 Plan No. BIAAPA/TPA/LAO/36/2024-25 (Dated 01-03-2025). The same framework will be used in Phase 3. The engineering specification bundle is common for the three phases shown.
The road network is organized in three-tier structure. The township spine is an arterial route of width 24 metres, connecting the township to the entry gate of NH-44. Century OneWorld Seraya’s Phase 3 plot sizes are based on five conventional sizes: 1,200 sft, 1,500 sft (30×50), 1,800 sft, 2,400 sft (40×60) and unusual / odd-sized / corner and park-facing arrangements. Setbacks are at minimums: front 3 ft., side 2 ft., rear 2 ft. (BIAAPA authorized). FAR is according to BIAAPA’s zoning standard for the township. G+2 villas can be built on all plot sizes with rooftop terrace authorized within design restrictions.

Century OneWorld Seraya RERA approvals are the regulatory backbone of the township. Phase 1 is approved by Karnataka RERA with registration number PRM/KA/RERA/1251/309/PR/050725/007894 (Approved 05-07-2025). Phase 2 approved by RERA on 01-09-2025 with a proposed completion date of 31-08-2029. Century OneWorld Seraya Phase 3 RERA Registration is awaited and the same will be revealed at the time of formal Phase 3 launch. EOI is non-bankable till then, thus buyers should confirm Phase 3 RERA registration before converting EOI to booking.
Phase 3 is being executed by Century Group SPV, Century Dwellings Private Limited (CIN: U68200KA2024PTC184214) Century Real Estate Holdings Private Limited, the main firm, was created in 1973 and has a land bank of ~3,000 acres in Bangalore with a built and under-development portfolio of over 20 million square feet.
